Strata Plan

We have been a client of strata plan for three years now and have found them both professional and responsive . And whilst a large organisation they do not forget their primary function is to us their clients. It has undergone some changes during this time which has improved the quality of the service. The newsletter with updates on issues is a reflection of this. In the case of our owners corporation committee , we are very fortunate to have Michael Seminara as our building manager. Michael is totality professional and dedicated to his clients. We value the unbiased clear advice along with practical options when required he provides us with. He brings to us the benefit of his extensive knowledge and experience in all areas of the sometimes complex areas of owners corporation rules and regulations. We have always found him to be so responsive and calm no matter what we throw at him.

In our apartment, we had an incident when a contractor installing our blinds drilled into the fire sprinkler pipe, causing it to flood into our living area. Being in our 70's and having limited experience in owners corporation procedures, we phoned Strata Plan and were put through to Shaun. In our moment of shock and horror to what had happened to our new apartment, Shaun showed great empathy and support in directing us through this mess. His communication over the past few days has been very reassuring and his service to us is greatly appreciated.

Whilst we may have had some issues with Strata Plan initially I must now state that our experience over the past two years has been has been excellent. We find Strata Plan to be very professional in their approach & they are responsive to any matters that have arisen. Much depends on the quality of the manager appointed to look after our property & in this respect we have been extremely fortunate with the appointments of Janelle & Tatiana Recent action taken by Strata Plan to concerning their mode of operation has also resulted in an improvement in the services that they provide. Hi Strata Plan, I wish to put forward a review for my building manager @ 117 Pier St Altona, 3018 -- Tatiana Andonegui Whilst I’ve only been dealing with Tatiana for the latter part of this year she has given myself a very favorable impression of her professionalism, I’ve felt very impressed with the quick feedback either via e-mail or phone calls Tatiana offers. I’m acutely aware Tatiana not only manages our building but many others, this then demonstrates exceptional time management skills in the very trying environment. Tatiana and Amy at Strata handle business for Our Owners' Corporation on a daily basis. Their work and attitude is of the highest standard. As a committee we rely on their exceptional communication and interpersonal skills to keep many complex issues relating to our building running smoothly. They both have the ability to relate to everyone on the committee individually if required, anticipate our queries and guide us to the solutions. As Body Corporate Managers, it is at times an unenviable task dealing with Apartment Owners and specific issues relating to the quiet enjoyment of living apartment style within such a structure.

My view is that for the Body Corporate we deal with it's a bit like you are at times damned if you do and damned if you don't.

Having said that I have nothing but high praise for Strata Plan who since moving into our apartment in August 2018 have been nothing but professional and provide timely response, assistance and almost all times solutions to problem issues.

The structure by which we can phone, e-mail or meet directly face to face (which I did last Friday to access a comms room key for an internet issue) speaks volume for their can-do approach.

I have no benchmark by which I can measure their service but whenever I may have an issue that I am not sure of or seek guidance as to the best way to solve issues, their friendly and professional approach from the moment contact is made through to referrals to various departments and key contacts to fix issues is gold!!

Keep up the good work Strata Plan, I appreciate how hard it must be for demanding owners and satisfy concerns... but for those that do not make noises and seek to co-operatively work together to find a path to solving issues, I tip my hat and say thank you!! Keep doing what you do!!

This is a review of two specific staff who managed a building I lived in.

Luis and Robin have both provided us an excellent level of support and help during our time living in the building. Whenever we have had an issue or question they made themselves available immediately to assist.

I can think of numerous occasions they went above and beyond to help us;

- The mail is always sorted on the front desk, in order of apartment number by Robin. Instead of having to go to the post office all our parcels are carefully laid out on the front desk.
- Luis intercepted a passport delivery to make sure that it got to us safely. On a different occasion he helped one of my friends surprise me with a birthday present.
- Robin and Luis helped us at the end of our lease by making wall filler, paint and sandpaper available to us. They also provided helpful advice/recommendations to get our bond back.
- Since the hotel staff left, Luis and Robin now work in the lobby - this has made them even more accessible, but also now the lobby is more pleasant to be in as they say hello/goodbye and have friendly chats with the residents.
- Luis always answers his phone/email, even at what I would consider not business hours.
- I have often seen Robin still working after dark, again during what I would consider not business hours.

Every time I see them they seem to be busy, but still, find the time to say hello to us. I hope their hard work is recognised because they really made this building a nicer place to live.

I do not recommend using Strata Plan for building management or associating your company with this business. They provide an unprofessional/unreliable service and act in an unethical manner. In my experience they put in place a number of building managers at our building (appointed by them not the owners corporation) with very little training who were very unresponsive / unreliable. Strataplan did very little (if anything) to rectify these issues with the building manager (and because they were appointed by Strata Plan there was very little that the owners could do – a clear conflict of interest in my opinion). Strata Plan, as an owners corporation manager, also failed to complete simple duties such as paying electricity bills for common areas on time, paying rubbish collectors on time or ensuring that contracts for services were reviewed / renewed prior to their expired. We also had serious issues with Strata Plan completing agreed tasks that were set for them (on time or at all), such as investigating / seeking to rectify known building issues or defects – some of which were left unattended for over a year after being raised. It became clear that Strata Plan was not, in my opinion, advocating for owners in relation to building defects effectively was very concerning (either dismissing defects or taking the side of the builder / developer). Finally, when these issues were raised, they were either dismissed and / or Strata Plan would act in a threatening / bullying way.
